| 1. | A deposit of 50% of the letting cost is to be paid at the time of making the booking. Money should be paid by CHEQUE, POSTAL ORDER, BACS or BANKER'S DRAFT drawn on a London clearing bank and made payable to Mrs RJ McCabe. Bank transfers are only accepted if all charges are borne by the visitor. |

The balance of the letting cost is to be paid not later than 4 weeks prior to the commencement of your stay. Please note that non payment of the balance by the correct date may result in the cancellation of your booking and the loss of your deposit. |
| A refundable deposit is also payable at this time to cover any damage to the property, breakages within the property and excess cleaning required after your stay in the property. This will be returned to you within one week after your stay has ended. The rate for which is £50 per week of your stay or by negotiation on longer stays. | |
| You have the responsibility to notify the landlord immediately of any problems; such as blocked drainage, leaks, broken furniture etc. and you must allow access to the property for any necessary repairs to be carried out in such event. | |
| 3. | Cancellation Policy: if the booking is cancelled before the balance is paid, we will make every effort to re-let the booking, and if we succeed, there will be a £50 administration fee. However, if we are unable to re-let the booking, the cancellation charge will be 50% of the total letting charge. We recommend that you consider holiday insurance to cover cancellation. |
| 4. | All bookings are to commence on a Saturday unless otherwise agreed. Check-in time: any time after 1.30pm, and Check-out: by 10.00am. |
| 5. | We regret that no pets are allowed in the cottage. |
| 6. | The letting cost includes hot water, heating and lighting, on a fair usage basis. You will need to provide your own kitchen towels, bath towels and bed linen (duvets are provided) for two double beds, two single beds and cot, as required. |
| 7. | We shall not be responsible for damages and compensation in circumstances which amount to force majeure. |
